Before you start looking for a house, you need to do several things.

FIRST:  You need to get pre-qualified for financing.  (See the web page called Finding Financing for some helpful hints).  When you make an offer on a house, the seller will want to see a copy of your pre-qualification letter from your lender.  

SECOND:  You need to decide what you kind of a house you are looking for.  How many bedrooms, how many baths, and how much square footage.  You need to decide which subdivisions you are most interested in.  You need to sat down with a sheet of paper and pencil and make a list of your needs and wants. 

THIRD:  You need to find a good Realtor to represent you and help you with your search. There are many reasons it is smart to look at properties with a Realtor.

A:  It is a FREE service to buyers.  The sellers pay all the real estate commission.

B:  A Realtor can save you time and money.  A Realtor will make sure you are not paying more than market value

C:  Realtors always know where the best deals are.  No one has to pay advertising to sell an under-priced house.  So, the good deals never make it to the newspapers.

D:  Especially if you are looking at new construction, you need to take your Realtor with you.  Please read the page "New Construction" for more information on buying new homes.

FIFTH:   Shopping for a house should be fun.  There is no reason it should be a stressful experience - even if you are looking for big house with a limited amount to spend.
